1. Application Fee: $99, valid form of photo ID, proof of income, 3 years of residential history and rental reference contact information. 
2. Minimum of three (3)x monthly rent. 
3. Signed lease agreement and security deposit required to hold property.
4. Security deposit and first full month’s rent required before move in; WIRED funds only. *No other payment method will be accepted.

Credit Requirements

1. Credit scores below 560 will not be considered.
2. Scores between 560 and 620 may be considered with a co-signer.
3. Scores exceeding 620 will be considered on a property by property basis.

*Approval is required for ALL applicants. 

*Instances of eviction history or residential payment collections will not be approved.

Notes: 

• Each applicant over the age of 18 must submit a SEPARATE rental application, and all applicants should be listed on all applications. *If occupants are left off the application, your application can be denied at anytime and if you have moved into the home and an unauthorized occupant is found, you will be subject to a fine, per the lease.
• We require all applicants to physically view the property, if able. All homes are rented in ‘as-is’ condition unless otherwise agreed upon BEFORE signing the Residential Rental Contract (lease). Please confirm any pertinent information that is important to you prior to applying for the property (ie. bedrooms, utilities paid, pets, amenities, etc).

*By applying, Applicant agrees to be enrolled and to pay the monthly fee of $40.95, in addition to your monthly rental amount.
