Rental qualification guidelines

Reminder: Discounted application fees are only available after pre-vetting with our leasing team. Applications submitted without a discount code will be subject to the standard application fee.

Rental qualifications for Ridgewood Run, Chester SC - ONLY

  • Application Fee: $99 (non-refundable)
  • Documents Required:
    • Valid photo ID
    • Proof of income (most recent pay stubs or other verifiable documents)
    • Rental references covering the past 3 years

Financial Criteria

  • Minimum income must equal 2.5Ă— the monthly rent
    (Example: $2,062/month in income for $825 rent)
  • Security deposit + first month’s rent required before move-in
    Payment accepted via wire transfer only — no checks, cash, or money orders.
  • Alternative Option: Security deposit may be waived in exchange for a higher monthly rent of $875/month (additional $50/month).
  • A signed lease is required to hold the property.

Applicant Guidelines

  • Every person aged 18 or older must submit a separate application.
  • All intended occupants must be listed on the application.
    Failure to do so can result in denial or fines, even after move-in.
  • We recommend touring the property in person prior to applying.
  • Homes are rented AS-IS unless otherwise agreed to in writing before signing the lease.
  • Confirm all important details (utilities, pet policy, etc.) before submitting your application.

All residents are automatically enrolled in our Resident Benefits Package at $10.95/month, which includes:
