Rental qualification guidelines

Documents Required:

  • Valid photo ID
  • Proof of income (most recent pay stubs or other verifiable documents)
  • Rental references covering the past 3 years

Financial Criteria

  • Minimum income must equal 2.5× the monthly rent
    (Example: $2,937.50/month in income for $1,175 rent)
  • Security deposit + first month’s rent required before move-in
    Payment accepted via wire transfer only — no checks, cash, or money orders.
  • A signed lease is required to hold the property.

Credit Standards

Credit Score Decision Criteria
Below 549 Not Accepted (other factors may be considered)
550-575 Accepted with strong rental history
Above 575 Approved
Evictions None within the last 2 years or application will be denied

Applicant Guidelines

  • Every person aged 18 or older must submit a separate application.
  • All intended occupants must be listed on the application.
    Failure to do so can result in denial or fines, even after move-in.
  • We recommend touring the property in person prior to applying.
  • Homes are rented AS-IS unless otherwise agreed to in writing before signing the lease.
  • Confirm all important details (utilities, pet policy, etc.) before submitting your application.
